Why Boston homes have real plaster (and how it fails)
Most homes built in Boston before the 1940s were finished in real lath-and-plaster: thin wood strips nailed to the studs, then two or three coats of plaster troweled over them. The plaster oozes through the gaps in the lath and hardens into keys that grip the wall from behind. It is a dense, solid finish, which is why old Boston rooms feel quiet and substantial in a way that newer drywall rooms do not.
The failures are predictable once you know what to look for. Buildings settle and open long diagonal cracks over windows and doors. Matching the plane and the surface texture of a hundred-year-old wall is the part that separates a real repair from an obvious one: we feather the new work into the old and float it flat so that once it is primed and painted you cannot find the line. - Can you repair cracked plaster in an old Boston home?
- Yes. Cracked plaster is one of the most common calls we get on older Boston homes. We open the crack, treat the cause where it is a moving joint, then re-bond, fill and skim the area so it sits flat and blends into the surrounding wall. On settlement cracks over doors and windows we reinforce the repair so it is far less likely to come back.
- Should I repair the plaster or switch to drywall?
- It depends on the wall. If the plaster is largely sound and only pulling away in spots, restoring it keeps the character and the solid feel of the original wall, and it is often less disruptive than a full tear-out. If a section is badly deteriorated we can rebuild it in plaster or transition to drywall where that makes more sense. We walk the wall with you and give you the honest tradeoff before any work starts.
- Do you match the old plaster and its texture?
- We do. Matching the plane and the surface texture of the existing wall is the whole point of a repair that disappears. We feather new material into the old and float it so the patched area lines up with the wall around it. Once it is primed and painted, the goal is that you cannot pick out where the repair was.
- Can you fix a water-stained plaster ceiling?
- Yes, and the first step is making sure the source of the water is stopped, whether that is a roof, a radiator or a leak from an upstairs unit. Then we remove the softened, failing plaster, rebuild the ceiling back to a solid surface, and seal the stain so it does not bleed back through the paint. If the leak is still active we will tell you it needs to be handled before we finish.
